Is a Factory in Binh Phuoc Worth the Extra Distance From HCMC?
October 28, 2026
A factory in the Binh Phuoc area, now Dong Nai province, suits tenants who want larger plots, a calmer labor market and lower land cost, and who can accept an 80 km trip to Ho Chi Minh City. Chon Thanh, the main industrial area, is the closest part to the city, and a new expressway from Ho Chi Minh City through Thu Dau Mot to Chon Thanh is meant to shorten the trip. The cost of that distance falls on trucking, on visits and on how fast you can bring in suppliers and engineers.
This guide covers the parks, the access and the checks that matter for a ready-built unit.
Which province is Binh Phuoc now?
On 1 July 2025 Binh Phuoc province merged into Dong Nai. Parks in places such as Chon Thanh and Dong Xoai now carry Dong Nai addresses, and listings often show Chon Thanh ward in Dong Nai. Old listings still show “Binh Phuoc Province”. Our province merger guide shows the old and new names side by side.
Parks you will meet
These come from public park and provincial sources. Check current status, since several are old pages.
| Park | Area | What to know |
|---|---|---|
| Becamex Binh Phuoc Industrial Park | Chon Thanh | Phase 1 of about 448 ha is operating. A report says phase 2 of about 500 ha started in December 2024. The park describes itself as about 80 km from Ho Chi Minh City and about 40 km from Dong Xoai |
| Minh Hung III | Chon Thanh | An older provincial plan listed an expansion of more than 577 ha. Confirm the current status |
| Chon Thanh II | Chon Thanh, near National Road 13 | Listed in provincial documents |
| Dong Xoai II | Dong Xoai | Listed at about 84.7 ha in a provincial plan |
| Nam Dong Phu and Bac Dong Phu | Dong Phu area | Older plans list Bac Dong Phu as fully occupied. Confirm availability |
Most of the sources are developer pages and older plans. Ask for current availability and do not assume a unit exists because a park is listed. Park plans also include land for build-to-suit projects more often than finished factories.
The road: what is changing
The Ho Chi Minh City to Thu Dau Mot to Chon Thanh expressway had its groundbreaking on 1 February 2025. Reports describe a first phase of around 8.9 trillion VND built as a public-private partnership over 36 months, with the 52 km Binh Duong section targeted for completion in 2026 and a short section in the Binh Phuoc area. See the VnEconomy report.
We could not confirm that the expressway is open end to end. Targets have moved on many projects, so check the current state of each section before you plan around it. Until it opens, trucks use National Road 13, which carries heavy traffic through Binh Duong.
Cost versus distance
The main question is whether lower rent and land cost beat the cost of distance. Compare these items for a Chon Thanh unit and a Binh Duong unit of the same size:
| Item | What to compare |
|---|---|
| Rent | Ask for like-for-like listings. Rents may be lower further from the city, but get current numbers |
| Trucking | Cost per container or per trip to Cat Lai or Cai Mep, times your monthly trips |
| Suppliers | Time for a supplier truck or technician to arrive |
| Labor | Local pool, commute roads, wages in your ward or commune |
| Visits | Time for your engineers and buyers to reach the site |
| Utilities | Power capacity and how long a connection or upgrade takes |
Add trucking for the whole year to the rent line. A park that saves a small amount per m² per month on rent can lose that saving on freight if you ship many containers. Our rent cost guide shows how to build the comparison.
Labor
The area has its own workforce from the surrounding districts and from migrant workers drawn to the parks. The regional minimum wage depends on the ward or commune of registration, so check the decree annex for your exact location instead of assuming a rate. See our labor availability guide for a way to test local supply.
Who this area suits
- Tenants who need larger plots or expansion room that is hard to find in Binh Duong.
- Labor-intensive plants that value a less crowded recruiting market, after testing it.
- Heavy or bulky production where the cost of land matters more than closeness to the city.
- Projects with low container frequency, where freight cost per month is modest.
Who it does not suit
- Just-in-time electronics suppliers that need daily trips to customers around Ho Chi Minh City.
- Teams that need frequent visits from head office or buyers.
- Tenants that need a ready-built unit quickly and want many options. Binh Duong and Bien Hoa have more.
Build-to-suit or ready-built?
The Chon Thanh parks are large and still filling. Developers there often sell or lease land and build a factory to your design, which takes longer than moving into a finished unit. If you need production to start within a few months, ask each park for finished units first. If your layout is unusual or you plan to grow, build-to-suit may fit better. We may find fewer ready-built options here than in Binh Duong or Bien Hoa, and we will say so in the shortlist notes.
Ask these questions to each park:
- Which finished factories are empty now, and what are their sizes, height and power?
- If none, how long does a build-to-suit take from signing to handover?
- What does the park offer for a first phase and an expansion phase?
- Who in the park already runs a similar process to yours?
A phased approach
Some tenants start in a ready-built unit nearer the city to begin production fast, and move or expand into Chon Thanh when a larger site is ready. That costs a second move, but it can reduce risk when the first order volume is uncertain. Our built-to-suit versus ready-built guide compares the two routes.
What to check on a visit
Use the standard list in our ready-built factory checklist plus:
- The actual drive time from the park gate to the nearest container depot at your shipping hour.
- The transformer size and the lead time for an upgrade.
- The park’s allowed industry list. Check that your business line fits.
- The land lease term left in the park.
- The status of the nearest expressway section and the date of opening.

Frequently asked questions
Is Binh Phuoc still a province?
No. Since 1 July 2025 Binh Phuoc is part of Dong Nai province. People still search for Binh Phuoc, and its parks, such as those in the Chon Thanh area, are where they were.
How far is Chon Thanh from Ho Chi Minh City?
The Becamex Binh Phuoc industrial park in Chon Thanh describes itself as about 80 km from Ho Chi Minh City. Trip time depends on traffic on National Road 13 and on the new expressway sections.
Are there ready-built factories in Binh Phuoc?
Fewer than in Binh Duong or Bien Hoa, because the parks are younger and the market is smaller. Ask for current availability, and consider that some parks offer land with build-to-suit more than finished units.
